  • Renovated an early 20th Century factory to create 68 industrial-style lofts
  • Named the 2007 Adaptive Re-use Project of the Year by the city of Ann Arbor’s Historical District Commission

Royal Oak, MI

  • Designed and built an eight-story, 70-unit condominium building with residential parking
  • Encased in a modern glass and aluminum structure
  • 22,000 square feet of retail space included, featuring Barnes & Noble, Noodles & Company, Cold Stone Creamery, EB Games and Mongolian Grill
  • In 2003, the Royal Oak Chamber of Commerce named Morningside President David Strosberg its Business Person of the Year

Royal Oak, MI

  • Replaced a dilapidated motel and revitalized the adjacent residential neighborhood
  • Built a six-story, 88-unit loft condominium building

Northbrook, IL

  • Created a nine-story, 347 unit ultra-luxury apartment building
  • Blended in 101,435 square feet of retail space, including a Mariano’s grocery store
  • Amenities include a doorman, business center, pool, virtual golf simulator, putting green, bocce ball court, a car wash, dog run and pet wash

Wheaton, IL

  • 306-luxury rental units in Downtown Wheaton, steps from the Metra station and downtown life
  • Extensive common amenities include fitness center with yoga room; courtyard with pool, bocce court, dog run, barbecues, and fire pit; media room; business center conference room

Elmhurst, IL

  • Created a luxury condominium community downtown, a half-block south of the Metra station
  • Featured a public/private partnership between the city of Elmhurst and Morningside to provide shared public parking, a public park and an extension of the downtown streetscape elements
  • Properties sold out in eight days
  • Morningside developed a second phase, which sold out in a month
