Nine99 Condominium and Broadway 1200 Ultimate Rentals held a groundbreaking ceremony today celebrating the start of construction on the 146 million dollar project. Site clearing, mass excavation, and foundation construction officially began September 24, preparing the site for what will ultimately be 531 apartments, 86 condominium homes, and 4,500 sf of retail. The project is located at the intersection of Broadway and Maiden Lane, within walking distance to Kerrytown, Downtown, the U of M Medical Campus, and Huron River.

“Today is an exciting day as we begin construction to revitalize a site that has for far too long been a blight on the community. This is truly a public-private partnership. We are proud to deliver environmental remediation and infrastructure upgrades for the community and ultimately bring a diverse mix of housing options and retail to the area,” said Ronald Mucha, Morningside’s Senior Vice President and Principal.

Elected officials, representatives from Morningside Group, and project partners delivered remarks at the groundbreaking about the largest private development in Ann Arbor since Briarwood Mall. The project is expected to create 200-250 construction jobs, and 25 full-time jobs in commercial, retail, leasing, and maintenance jobs. The first apartment building is scheduled to be completed in summer 2020.

The project will ultimately be comprised of three separate buildings – one condominium and two rental towers connected by a skybridge – all 7-stories high. Contained within the first rental tower is a suite of amenities including a co-working space, heated parking, pool, fitness center, and roof deck that will be accessible to both rental buildings and the condominium owners. The retail will be on the ground floor of the second phase of the apartments.
